For-Fit-Out-And-Mep-Contractors

You bring the contract and the local expertise. We bring laboratory-specific design, compliant furniture, ventilation, and complete installation documentation -- so your first lab project is not your last.

01 / Common Risks

What goes wrong on a first lab project.

Lab fit-outs look like ordinary interiors until they don't. The failures below are systematic -- they repeat across geographies and contractor types.

R-01

Process & Workflow Risk

Lab furniture placement follows the experiment sequence, not the architectural grid. Without a lab-specific workflow analysis, benches end up in positions that break the scientific process -- forcing costly redesign after MEP is already coordinated.

R-02

Ventilation Interface Risk

Fume cupboard face velocity alone is not a specification. Room cross-draughts, duct static pressure, exhaust fan selection, alarm integration and sash position all affect containment performance. A mis-specified ducted fume cupboard can fail commissioning or, worse, fail silently.

R-03

Furniture Selection Risk

Material choice must match the actual chemicals, concentrations, temperatures and contact frequencies in each lab zone. HPL, epoxy resin, solid phenolic, ceramic and stainless steel are not interchangeable. Selecting by price rather than performance leads to surface failures and compliance gaps.

R-04

Multi-Trade Interface Risk

Laboratory furniture integrates water, drainage, gas, electricity and ventilation in a single assembly. When furniture, MEP and fit-out teams work from misaligned drawings, penetration positions, service heights and module widths conflict -- discovered only during installation.

02 / Bid Support

What we provide from day one.

Every deliverable is produced by in-house laboratory designers, reviewed before release, and version-controlled throughout the project.

S-01

Space Layout & Workflow

Lab-specific floor plan based on experiment type, personnel flow, safety zones and local building module. Delivered in PDF with client confirmation before MEP coordination.

S-02

Product Configuration

Material, surface, hardware and accessory selection mapped to each lab zone. Options presented with performance rationale -- not just a catalogue excerpt.

S-03

Bill of Materials (BOM)

Complete item list with codes, dimensions, quantities, materials and unit pricing. Structured for bid submission and supplier reconciliation.

S-04

Elevation & 3D Drawings

Annotated elevations for every room face plus 3D renders for client presentations and internal coordination. Watermarked PDFs before order; production drawings after.

S-05

Ventilation & Service Design

Fume cupboard positioning, duct routing schematics, gas circuit, water/drainage and electrical connection points. Drawn to interface with your MEP team's co-ordination model.

S-06

Installation Documentation

Numbered assembly instructions, torque specs, service connection sequences and handover checklist. Structured by room so your local crew can install without a factory engineer present.

03 / Responsibility

Who owns what -- clearly.

Disputes on lab projects almost always trace back to an assumption rather than a written agreement. This matrix is part of every project scope we issue.

04 / Process

From your first call to site handover.

  1. Project Qualification

Share the project country, lab type, floor plan and procurement timeline. We confirm whether the project fits our scope within one working day.

  2. Needs Confirmation

You complete a written needs form covering room dimensions, use, materials, systems, local standards and responsible contacts. Dimensions are your liability; we flag conflicts.

  3. Layout & Configuration

We produce the lab layout within two working days. After your sign-off, we issue elevations, 3D visuals, BOM and service interface drawings.

  4. Formal Quotation

One complete quote after all drawings are confirmed. Covers product, packing, shipping, Incoterms, payment schedule, lead time and exclusions.

  5. Production & QC

Factory production starts only after deposit received and all drawings confirmed. Centralised inspection before packing; photos and video sent before balance payment.

  6. Delivery & Installation Support

Goods shipped with numbered installation packages. On-site guidance available at cost; detailed assembly docs support independent installation by your local team.

05 / Why Partner With Us

Exact where it counts.

Client-first project protection

We do not contact your client directly. Design drawings are watermarked before order. Source files stay internal. Your project and your relationship are protected.

Version-controlled documentation

Every drawing, BOM and quote is tied to a confirmed version. Production starts only after written approval of the final version -- not the first draft.

Staged payment, staged risk

Standard terms are 30% deposit, 70% before shipment. Goods are not released until payment clears. No payment ambiguity, no unilateral hold.

Centralised QC before packing

Multi-supplier orders consolidate to one inspection point. Every non-standard item is checked individually before loading. Photo and video evidence sent to you.

Project Evaluation

Tell us about your lab project.

We review every submission and respond within one working day. To receive a layout and BOM we need: project country, lab type, floor area, intended use and your role in the project.

We do not provide free design to unverified enquiries. Submissions without a real project, company or contact information will not receive a response.
